How to Buy a Home Remotely in Central Florida

Florida-Specific Things to Know Before You Move
- Homestead Exemption. Once you establish Florida as your primary residence, you qualify for up to $50,000 off your assessed property value for tax purposes. File by March 1 of the year following your purchase.
- No state income tax, but property taxes apply. Florida's average effective property tax rate is around 0.9% — lower than most states, especially with the homestead exemption.
- Hurricane season runs June–November. Most of Central Florida is well inland and doesn't face the direct coastal risks, but you'll want to understand your flood zone designation and insurance requirements.
- HOA and CDD fees are common. Many communities in Central Florida have both. CDDs (Community Development Districts) are essentially a bond repayment for infrastructure — they can add $1,000–$3,000/year to your tax bill.
- Driver's license and vehicle registration. You'll need to transfer your license and register your vehicle in Florida within 30 days of establishing residency.
