The short answer: Celebration is a planned town on the west side of Osceola County, minutes from Disney, with its own downtown, golf course, hotel, hospital, and restaurants. It is beautiful, walkable, and tightly controlled. The two things buyers most need to understand before making an offer are how demanding the HOA standards are, and that short-term rentals are not allowed here at all.
The History, and One Common Myth
People often say Walt Disney designed Celebration himself. He did not. Walt died in 1966, and Celebration was developed by The Walt Disney Company in the 1990s. It drew on his idea for a planned community of the future, a concept that ultimately became EPCOT, while Celebration was built as a real town where people actually live.
The result is one of the most distinctive communities in Central Florida. Commercials have been filmed here. At Christmas the town is known for its holiday displays, snow made of bubbles falling on the street, and horse-drawn carriage rides that draw visitors from around the world.
Who Buys in Celebration
This is a higher-end, lifestyle-driven market. Buyers here are usually people who want what the town itself offers, not just a house in Central Florida.
You will find Disney enthusiasts, Disney employees and management, professionals relocating from out of state, and people who simply want a walkable community with everything close by. Celebrities have bought here, and so have plenty of ordinary families.
Price points generally start around $500,000 for a smaller condo and run into the millions for single-family homes. Expect single-family pricing to start around $800,000 and climb from there depending on size and location.
Celebration costs considerably more than nearby Kissimmee or St. Cloud. What you are paying for is the design, the maintenance standard, and the lifestyle.
The HOA: Understand This Before You Offer
The Celebration homeowners association is not something to take lightly, and it is the main reason the town looks immaculate. Paint colors, landscaping, plants, trees, and exterior features are designed and generally require approval.
Here is the part that catches buyers out. When a home sells, the association may require the seller to repaint or repair something before closing. If the seller declines to do that work, it can become the new owner's burden.
Ask about any outstanding association requirements on the specific property before you write an offer, not after inspection.
No Short-Term Rentals
Celebration is zoned for regular residential use. Short-term and vacation rentals are not allowed. There are long-term renters in some of the condos and townhomes, but you cannot buy here and run it as a nightly rental.
That surprises buyers who assume that anything this close to Disney must be rental territory. If a vacation rental is what you are after, you need a community zoned for it. See our guide: Buying a Home in Kissimmee.
The streets in Celebration are public, not private.
Where to Buy Within Celebration
Near downtown. More condos and townhomes than single-family homes. Prices run higher here, and so do the association and condo fees. Good fit if you want to walk to restaurants, the movie theater, and the shops.
The residential villages. Single-family homes, generally starting around $800,000 and up depending on size and location.
Throughout the town you will find parks, trails, and dog walking areas. Much of Celebration is built for people to move around on foot, bicycle, or e-bike rather than by car.
Getting Around
Traffic on US 192 near Celebration gets congested, which is worth planning around. But the town has its own bank, restaurants, hotel, golf course, movie theater, and medical facilities, including well-known dining like Columbia Restaurant. A lot of daily life happens without leaving town.
When you do leave, Celebration has direct access to I-4 and the toll roads, which makes the rest of Central Florida easy to reach.
Schools
School options and zoning change over time, so confirm the zone for the specific address you are considering. Check the Osceola County School District for current zoning and the Florida Department of Education for school grades. There are also private options in the area.
What to Check Before You Buy in Celebration
- Any outstanding HOA requirements on the property, including repaint or repair demands at resale
- The full association fee, and for condos and townhomes, what the condo fee covers
- Reserves and any planned special assessments
- The rules on exterior changes, landscaping, and parking before you plan any modifications
- Age and condition of the roof and systems on the 1990s-era homes
- The full monthly payment: principal, interest, taxes, insurance, and association fees
The Bottom Line
Celebration is one of the most beautiful places to live in Central Florida, and it is not for everyone. If you want a walkable town with a high maintenance standard and you are comfortable with strict rules, few places compare. If you want rental income or freedom to do what you like with your exterior, look elsewhere.
Fees are a big part of the real cost of owning here. See our guide: HOA vs. CDD Fees in Central Florida.

Frequently Asked Questions
Did Walt Disney build Celebration, Florida?
Not personally. Walt Disney died in 1966. Celebration was developed by The Walt Disney Company in the 1990s, drawing on Walt's original idea for a planned community of the future. That concept evolved into EPCOT, and Celebration was built as a real residential town.
Can you short-term rent a home in Celebration?
No. Celebration is zoned for regular residential use and does not allow short-term or vacation rentals. There are long-term renters in some condos and townhomes, but nightly and weekly rentals are not permitted.
How strict is the Celebration HOA?
Very strict, and that is a large part of why the town looks the way it does. Paint colors, landscaping, trees, and exterior features generally require approval. At resale, the association may require repairs or repainting before closing, and if a seller declines, that work can become the buyer's cost.
How much do homes in Celebration cost?
Condos have typically started around the $500,000 range, and single-family homes often start around $800,000 and go into the millions depending on size and location. Condos and townhomes near downtown carry higher association fees.
Is Celebration a good place to live?
It suits buyers who want a walkable, highly maintained community with its own downtown, restaurants, golf, and hotel, and who are comfortable with strict HOA standards. It is a higher price point than nearby Kissimmee or St. Cloud.
