The short answer: St. Cloud is not one market. It runs from early-1900s homes downtown with no HOA, to brand new subdivisions with HOA and CDD fees, to acreage where you can keep animals. Picking the right part of it is most of the decision, and that is the part a listing site cannot help you with.

I have worked this market full time since 2001, with more than 1,800 transactions. I also live here, on acreage, with cattle, donkeys, chickens, dogs, and boats.

Before you look at a single listing, the conversation should be about how you actually live.

Do you hunt or fish? Do you have a boat? Are you a pilot? Do you want animals? Do you need space for equipment? Those answers rule entire communities in or out, and they have nothing to do with square footage or price per foot.

St. Cloud is also the closest part of Central Florida to Cocoa Beach and Melbourne, and on a clear day you can watch rocket launches from here, due east. Small thing. It is also the kind of thing people move here for.

What People Get Wrong When Choosing an Agent

The portal problem. You see a home online, you request information, and someone calls you. What most people do not realize is that the agent attached to that listing on a big portal is frequently the agent who paid to be there. That tells you about their advertising budget, not about their knowledge of the area, and some of them only want a transaction.

Calling the number on the sign. That agent works for the seller. Friendly is not the same as representing your interests.

Part time versus full time. There is a real difference in knowing where the pitfalls are, how to structure a deal so it actually closes, and what options exist. This is the same decision you would make choosing an attorney or a doctor. You are not looking for the nicest person. You are looking for someone who does this every day.
