Selling a House in Probate or an Inherited Home in Central Florida

Home › Probate & Inherited Homes

When a parent passes, the house doesn't wait.

The taxes, insurance, mortgage and utilities keep coming. The yard still needs mowing. And the family is grieving while trying to figure out what to do.

I know because it happened in my own family. My father-in-law's home here in Osceola County went through probate. It took nine months before the family could sell it.

I've been a full-time REALTOR in Central Florida since 2001. Here's how I help families in the same spot.

How I help

I'm a REALTOR, not an attorney. If you don't have a probate attorney yet, I can point you to reputable ones in Florida.

Most families call me after it's too late to avoid probate. If your parents are still living, there may still be time.

Common questions

Can you sell a house while it's in probate in Florida?
Often, yes. The personal representative of the estate usually handles the sale. Some sales need court approval. Your probate attorney will tell you what your case allows.

Who pays the bills on the house during probate?
The bills don't stop. Taxes, insurance, the mortgage and utilities keep coming. Ask your attorney how the estate should handle them, and don't let payments lapse.

How long does probate take?
It depends on the case. My own family waited nine months before the house could be sold.

Do I need a probate attorney?
In most Florida probate cases, yes. I work alongside the attorney. I don't replace one.
