Selling Your Home in St. Cloud, FL: What Sellers Get Wrong Right Now

The short answer: Price your home off what homes near you actually sold for, not what a website says it is worth. Check the expired listings too. Then make your home easy to buy, because buyers in St. Cloud have a lot of choices right now, including brand new homes a few miles away.

I have sold homes in Central Florida full time since 2001. I live in St. Cloud, on acreage with large animals, so I know this town from the inside.

Why Selling in St. Cloud Is Different

People do not pick St. Cloud by accident. They pick it for a reason, and your marketing has to speak to that reason. Buyers usually come here for:

Kissimmee and Orlando draw buyers for different reasons. Parts of Kissimmee are zoned for short-term vacation rentals, so many of those buyers are investors. The buyer looking at your St. Cloud home is usually planning to live in it. That changes how you price it, how you show it, and what you put in front of them first.

The Biggest Mistake: Trusting the Online Value

The market is stuck right now. Many owners do not want to give up the low rate they already have. Many buyers do not want to take on a higher one. Fewer homes trade hands, and the ones that do sell on very different terms than a few years ago.

Everybody wants the most money for their home. That is normal. But the numbers you see online do not know how many choices buyers have. They do not know that most sellers right now are paying the buyer's closing costs and prepaids, and some are helping buyers buy down their rate to make the payment work.

The second mistake is hiring the agent who tells you what you want to hear. A high price feels good on day one. Then the home sits, buyers start to wonder what is wrong with it, and you end up selling for less after months on the market. Expect careful pricing through 2026, and possibly 2027.

Look at the Expireds Before You Pick a Price

Before you decide anything, look at four lists for your area:

The expireds are the red flag nobody shows you. If a home like yours expired at a certain price, somebody already tried that number and it did not work. You do not need to learn that lesson with your own home.

And remember: what a home is listed for and what it sold for are two very different numbers.

New Construction Is Your Real Competition

There is a lot of new construction around St. Cloud, and a lot of growth and traffic with it. A buyer can tour your home in the morning and a model home with a warranty in the afternoon.

New homes come with their own issues, and I cover those in my new construction guide for St. Cloud. But as a seller, you need to know what you are up against. A resale home has to be turnkey when it goes on the market, or it has to be priced for the work it needs. There is not much room in between.

Sit down with someone who knows the area, find out what your home actually needs, and take the advice based on what the numbers show.

Every Kind of St. Cloud Home Sells Differently

St. Cloud is not one market. I sell all of these, and each one needs a different approach:

A Real St. Cloud Sale: The Lakefront Downsize

A seller of mine owned a lakefront home. Her kids were grown and the grandkids were coming along, so she wanted to downsize. She needed to walk away with as much money as possible, without putting more money into renovations first.

Here is what we did:

Why the video? Many buyers right now are moving here from out of state. They do not know where things are or how a Florida home works. Many are used to having a basement and want to know where their storage goes. Good photos and a walking tour answer those questions before they ever fly down. The easier you make it for the buyer, the better it goes for you.

Why a Pre-Listing Inspection Saves You Money

A pre-listing inspection lets you find problems first. You fix them, or you price for them, on your terms.

It also takes away the buyer's agent's favorite move: coming back after their inspection to renegotiate the price for repairs. When the buyer has the report up front, there is nothing new to find. An agent who does not suggest a pre-listing inspection can cost you thousands of dollars.

I go deeper on this in my guide to selling a home in Central Florida.

Thinking About Listing? Do This This Week

  1. Watch your local market, not the national news. Real estate is hyper-local. What happens in another state or even another part of Orlando does not set your price.
  2. Look at what homes near you sold for, not what they are listed for.
  3. Look at the actives, pendings, solds, and expireds before you decide anything.
  4. Decide if selling fits your budget and your plans. Know what you need to walk away with.
  5. Talk to a full-time professional who knows St. Cloud. Not a part-time agent, and not the one with the highest number.

I also talk with you every week while your home is on the market, good news or bad.

The 39-Day Guarantee. If we agree on pricing based on the sales, prepare the home properly, and it has not sold in 39 days, I keep working at no cost until it does. I put my commission behind my marketing.

Frequently Asked Questions

Why is my home's online value different from what it will sell for?
Online values are built from older sales and do not see the condition of your home or how many choices buyers have right now. In a slow market, many sellers are paying buyer closing costs or helping buy down their rate. Look at what homes near you actually sold for, not what they are listed for.

How does new construction in St. Cloud affect selling a resale home?
Buyers can walk into a model home a few miles away with a warranty and builder incentives. A resale home has to be turnkey, or priced for the work it needs. Sit down with a local agent, find out what your home needs, and decide based on what the numbers show.

Should I get a pre-listing inspection before I sell?
Yes. It lets you fix or price for problems before a buyer finds them. It also takes away the buyer's agent's chance to come back after the inspection and renegotiate the price for repairs. That step alone can save a seller thousands.

What should I look at before I list my home in St. Cloud?
Look at four lists for your area: active, pending, sold, and expired. Expired listings matter most. They show you a price somebody already tried that did not work.
