- Vacation homes. Much of the Disney vacation home market is along the US-192 corridor, closest to Disney. Some of those communities are zoned for short-term rentals and some are not. Every property has to be checked.
- Second homes. Many buyers want a place near the parks for their own trips.
- Full-time neighborhoods. The neighborhoods on or connected to Lake Toho (Lake Tohopekaliga) are standard residential. That includes Bellalago, downtown Kissimmee and areas along Pleasant Hill Road, on the west side of the lake. Short-term rentals are not allowed there.
- Lake living. Not every home near Lake Toho has lake access. Some have a dock and some don't. In my experience, Bellalago is the one true lakefront boating community in this area.
- Price. Depending on the area and the home, Kissimmee can come in lower than St. Cloud.
What St. Cloud Is Good For
St. Cloud is standard residential neighborhoods and communities. It is a place to live, not a vacation rental market.
- Easy access toward Lake Nona and along Narcoossee Road.
- Direct access to the Florida Turnpike to get into Orlando.
Short-term rentals are limited in St. Cloud. Check the exact property's zoning with the City of St. Cloud or Osceola County before you buy.
