New Construction in St. Cloud, FL: What the Builder's Agent Won't Tell You

The short answer: St. Cloud is one of the busiest new-build areas in Central Florida, with homes from townhomes to luxury. The model home is built to sell you. Know the real costs before you sign.

By Cliff Clover, REALTOR. I have lived in St. Cloud since 2000 and sold homes in Central Florida since 2001. Updated October 23, 2026.

Where Is New Construction in St. Cloud?

Builders with St. Cloud communities include D.R. Horton, Pulte, Highland Homes, M/I Homes, Ashton Woods, Taylor Morrison, Ryan Homes, Landsea and Jones Homes, among others. You will find townhomes, first homes and luxury homes.

My rule: don't just look at the community. Look at the dirt, and who's moving it. That's where the growth goes next.

What Do Buyers Miss in the Model Home?

The model is not your house. Models are loaded with builder-paid upgrades and professional furniture. That can add up to hundreds of thousands of dollars, depending on the home. They are built to make you fall in love. The house you buy starts with standard features. Ask what's standard and what's an upgrade.

Block vs. wood frame. Both are built to Florida's hurricane code. I've sold homes here since 2001 and haven't seen a wood-frame home fall down. Some Florida wood homes built in the early 1900s are still standing. Block resists termites, but in Florida termites are a matter of when, not if. Get termite protection either way.

Energy savings. New homes use spray foam insulation, double-pane windows and other energy-efficient features. They typically save hundreds of dollars a month compared with an older resale home that hasn't been upgraded. Newer or upgraded resale homes can be efficient too, so compare the actual bills.

What's the Biggest Money Surprise After Closing?

Taxes in year two or three. The first tax bill on a new home may cover only the land. The full bill often shows up in year two or three, and it changes your payment. Ask for a written estimate of the year-two tax bill from the builder and your lender before you sign.

Your loan terms at closing. If your home won't be done for 4 to 9 months, your loan terms can change by closing day, good or bad. Builders adjust when the market moves. Get any rate lock in writing. Sometimes the better deal is a finished spec home, or a home that came back on the market, where there's no long wait.

CDD and HOA fees. New communities often have both, and they are part of your monthly cost. See HOA vs. CDD Fees in Central Florida.

Should You Use the Builder's Lender?

Builders often offer incentives, like help with closing costs, a lower starting rate, or sometimes down payment help. Nothing is free, though. The cost is often built into the price, and new builds usually carry CDD and HOA fees on top. For the full rundown on incentives and inspections, see New Construction vs. Resale in Central Florida.

Many builders require their own lender to get the incentive. If their lender says no, that's when a second lender makes sense, and the builder may then allow it.

"Sold out" isn't always final. Sometimes a buyer can't qualify for the home that was just built, and it comes back on the market. Builders want those homes off their books fast, so that's often where the better deals are. Ask your Realtor to check.

A Real Story

A nurse who was renting in St. Cloud (we'll call her Michelle) found a new build she loved. The builder's lender turned her down because of her credit. We kept the builder's help with closing costs and the rate. Then we used a different lender who did a manual underwrite, meaning a person reviews the file instead of a computer. She bought the same house and closed within 30 days. (True story. Name changed for privacy.)

The Bottom Line

New construction in St. Cloud can be a great buy, with modern, efficient homes and real growth around them. The model home, the year-two taxes and the wait before closing are where buyers get surprised. Get those answers in writing before you sign.

Frequently Asked Questions

Where is new construction in St. Cloud, FL?
The biggest areas are Cross Prairie off Kissimmee Park Road, both sides of the Florida Turnpike, and all along Narcoossee Road out toward Harmony. You will find townhomes, first homes and luxury homes.

Is the model home what I will get?
Usually not. Model homes are loaded with builder-paid upgrades and professional furniture, which can add up to hundreds of thousands of dollars depending on the home. The home you buy starts with standard features. Ask what is standard and what is an upgrade.

Is a block home better than a wood-frame home in Florida?
Both are built to Florida's hurricane building code. Block resists termites, but in Florida termites are a matter of when, not if, so get termite protection either way.

Can my loan terms change before my new build closes?
Yes. If the home takes four to nine months to build, your loan terms can change by closing day, for better or worse. Get any rate lock in writing. A finished spec home, or a home that came back on the market, can avoid that wait.

What if the builder's lender turns me down?
Many builders require their own lender to get incentives. If their lender says no, the builder may then allow a second lender. A different lender, sometimes with a manual underwrite, can still get you the same home.

Why do property taxes go up after buying a new build?
The first tax bill on a new home may cover only the land. The full bill often arrives in year two or three. Ask for a written estimate of the year-two tax bill from the builder and your lender before you sign.
